¿Por qué estas palabras no llevan tilde y maíz sí?

Respuesta: 

Principal y comunidad son palabras agudas terminadas en vocal diferente de -n- y -s-, luego, no se tildan.Maíz se tilda para reflejar que el hablante la pronuncia como bisílaba, cargando la voz sobre la -i-; el diptongo -ai- se convierte en hiato a-í. Si el hablante la pronunciara /máiz/ no haría falta la tilde, por ser palabra monosílaba.
